ph3Job Description /h3 h3POSITION SUMMARY /h3 pResponsible for the management of a property (or group of properties) for a client and fulfill the manager’s obligations under the terms of the property’s management agreement. /p h3Essential Functions And Responsibilities /h3 ul liResponsible for all lease administration duties /li liMonitor collections and coordinate default proceedings /li liEnsure compliance with Property Management Policies and Procedures, codes, regulations, and governmental agency directives /li liProvide management and leadership to property staff, including hiring and performance management /li liDevelop comprehensive annual inspection process for properties; complete weekly, monthly, quarterly, annual inspections as required for a specific asset, CW’s best practices, and/or client requirements /li liDevelop operating and capital budgets, track variances, oversee the completion of CAM reconciliations, and ensure smooth recovery process /li liBid, negotiate, and manage conformity with vendor contracts in accordance with CW’s contract requirements or client requirements /li liAccurately abstract all property leases in lease administration software /li liMaintain interface with third-party owners and accounting team to ensure total contract compliance, including preparation of accurate and timely reporting /li liCoordinate and oversee on behalf of client, all tenant and building construction work to ensure timely and accurate completion of all construction work at property /li liParticipate in leasing and client team meetings and ensure effective communication between leasing and property management team members in order to achieve client’s goals and objectives /li liProvide and foster positive relationships with tenants, external clients, and internal clients /li /ul h3Key Competencies /h3 ul liCommunication Proficiency (oral and written) /li liProblem Solving/Analysis /li liLeadership Skills /li liTeamwork Orientation /li liTime Management Skills /li liCustomer/Client Focus (internal and external) /li /ul h3Qualifications /h3 h3IMPORTANT EDUCATION /h3 ul liBachelor Degree in Business Administration or related discipline preferred /li /ul h3Important Experience /h3 ul li3+ years of real estate property management or related experience /li /ul h3Additional Eligibility Qualifications /h3 ul liCPM, RPA, or CSM designation or in process /li liPossess real estate license /li liStrong knowledge of finance and building operations /li liAbility to analyze, prioritize, and delegate /li liAbility to effectively manage a team of professionals, including both employees and vendors /li liPrevious experience in analyzing and negotiating commercial lease and/or contract language /li liAdvanced knowledge of Microsoft Office Suite /li /ul h3WORK ENVIRONMENT /h3 pThis job operates in a professional office environment.
