Overview
In questa posizione ti occuperai di identificare e sviluppare pipeline di terreni per progetti data center, valutando vincoli urbanistici e accessibilità. Lavorerai a stretto contatto con stakeholder internazionali e team interni per garantire la fattibilità tecnica, economica e autorizzativa dei progetti. Coordinerai due diligence e negoziazioni di acquisizioni, guidando analisi e business case. L'opportunità offre un contesto internazionale dinamico e la possibilità di contribuire a una pipeline strategica in crescita.
Responsabilità
- Identificare e sviluppare pipeline di terreni e siti per nuovi progetti data center
- Analizzare vincoli urbanistici, destinazioni d'uso, accessibilità, disponibilità energetica e infrastrutturale
- Condurre studi preliminari di fattibilità tecnica, commerciale e autorizzativa
- Gestire relazioni con proprietari terrieri, broker immobiliari, sviluppatori, consulenti ed enti pubblici
- Negoziare accordi di acquisto, opzioni, lettere di intenti e contratti preliminari
- Coordinare attività di due diligence legale, catastale, ambientale e tecnica
- Collaborare con i team Permitting, Development, Engineering e Legal
- Supportare la preparazione di business case e investimenti tramite analisi economiche e valutazioni immobiliari
- Monitorare il mercato immobiliare e individuare nuove opportunità strategiche nelle aree target
- Mantenere aggiornati database, reportistica e documentazione relativa alle opportunità di acquisizione
Requisiti fondamentali
- Esperienza strutturata in scouting e acquisizione terreni destinati a sviluppo infrastrutture, energia rinnovabile, utilities, logistica o data center
- Conoscenza normative urbanistiche, catastali e delle procedure autorizzative
- Esperienza comprovata nella negoziazione di acquisizioni immobiliari e gestione di stakeholder complessi
- Capacità di lettura e interpretazione di mappe catastali, strumenti urbanistici e documentazione tecnica
- Familiarità con processi di permitting e sviluppo di progetti infrastrutturali
- Conoscenza dei criteri di selezione siti per data center (power availability, fibra ottica, accessibilità e vincoli territoriali)
- Ottime capacità relazionali, negoziali e di networking
- Disponibilità a frequenti trasferte sul territorio nazionale
- Buona conoscenza della lingua inglese
